Steps to sublet your place

Step 1: Talk To Your Roommates

Be sure to talk to your roommates if you’re looking to sublet your room while your roommates are still living there! After all, they’re the ones who are going to be living with this person. Remember to fill out the Roommate Change Acknowledgement Form and bring it to our office!

Step 2: Determine Your Price

Figuring out the price is an important step in this process. We recommend you research other sublet prices at Temple University and go from there. Remember, subtenants have a wide variety of places to choose from, so price your apartment fairly and competitively. If you have not taken good care of your property, don’t expect students to pay the full rent that you are paying for the lease.

Step 3: Advertise Your Sublet

Now that you have worked out all of the details for your sublet, it’s time to find a subtenant! With this step, you have several advertising options at your disposal. We recommend posting on the various Temple University “Class of 20XX” pages with a description and photos of your room/apartment. Additionally, post fliers across Temple’s campus with your contact information that people can tear off on the go.

Step 4: Evaluate Your Candidate

It is important that you think like a landlord before subletting your place. Make sure you spend a few minutes to talk with the person who’s interested in your room/house to get a feel for the type of person they are. Determine whether they seem like a responsible, trustworthy person to take over your lease.

Step 5: Deal with the Terms and Paperwork

Now it’s time to sign the necessary paperwork and get the terms of the sublet written in stone and signed. All the forms and formal steps to finalize the sublet can be found below! Once this is done, give our office a call and set up an appointment to finalize the terms of the sublease!

Steps to finalize the sublet

Step 1: Fill Out The Online Application

The prospective tenant taking over the lease must fill out the online application on the website. This step MUST be completed first by the person taking over the lease in order for the sublet process to complete.

Step 2: Print & Sign – Roommate Acknowledgement, As-Is, Sublease Forms

The purpose of the Roommate Acknowledgement Form is to ensure that all roommates know that a new tenant will be moving into their place and MUST be signed by all roommates. The As-Is Form is a mutual understanding between the prospective and current tenant that he or she must take the property in its “as-is” condition and MUST be signed by the person taking over the lease. The Sublease Form outlines the terms of the finalized sublet and is a contract between the sublessor and subtenant.

Step 3: Pay Security Deposit and Last Month’s Rent

The prospective tenant must pay off the security deposit and last month’s rent to Govberg Realty, unless otherwise agreed upon with the sublessor. Once this is complete, we can return the payment to the current tenant! Please note that there is a $200 processing fee for subletting your place.
